Boiler Servicing
Boiler servicing, which would also include a boiler room health check. This consists of checking operation of pumps, motorised valves, expansion vessel pressure and recharge if necessary, testing of any safety interlock systems, basic run through of BMS system, a clean up of the boiler room and general inspection. Service sheets would be issued on completion, and a report of any defects noted, or any system improvement recommendations that can be made.


HWS Cylinders
Drain down and inspection of HWS cylinders – We would open up the inspection hatch and chemically descale if necessary. – if there is no inspection hatches then a blow down or a pasteurisation can be done to remove any sludge at the base of cylinder. Before and after photos and a certificate will be provided to go in the school legionella folder.

Heaters
Cleaning fan convector heaters. We will open heaters up and give a thorough clean up including all filters, and impellers resulting in cleaner air circulation, rather than dust being blown around and recirculated. A deeper clean can also be offered which involves using an air compressor to blast through the heat exchanger which again massively improves the operation of the heater.

Thermostatic Mixing Valves
Servicing thermostatic mixing valves. Each blending valve would be stripped apart and serviced which involves , cleaning filters, checking non return valves, chemically descaling the working parts and cartridges. They will be set between 38-40 degrees or 37 in very young children areas or disabled. A certificate would be issued on completion for the schools legionella file and a report of any defective valves.
Documents
Creating an easy-to-use file for the school instead of the massive in depth legionella file. Would include – daily tasks, weekly tasks, monthly tasks, quarterly tasks, 6 monthly tasks, annual tasks.
Maybe as little as ticking a box to say they have flushed a low-use outlet to having a full system chlorination.


Chlorinating
Chlorinating water tanks and system pipework. Tanks will be thoroughly cleaned and chlorine added. We would then pull around system pipework and re dose the tank. After one hour we would neutralise the water tank and flush the system pipework. On completion we would take water samples and have them analysed by an independent company who will give us the results. Then we would issue the school with a certificate for their legionella file.

Temperature
Monthly water temperature testing. Each month we would take temperature readings from the nearest and furthest taps from a cylinder or cold water storage tank, plus 10% of all other areas. We would report any taps that did not meet the required temps in the required time. (50 degrees or above in 1 min for hots and 20 degrees or below in 2 mins for colds). Every 4 months we would look back at the readings and investigate what can be done to improve any readings that did not meet the requirements. Would require us to go to site first and carry out full site survey and create our own record sheets.

Site Tests
Whole site gas tightness testing – we would calculate the size of the system pipework and meter volumes. If the installation is over 1 cubic meter, then we would break it down in size and carry out 2x tests. We would issue a gas certificate on completion for the schools files.
Laboratories
Unblocking science lab gas taps and lab tightness testing. Once all taps have been unblocked/repaired, we would carry out a full tightness test on each individual lab. Any leaks would be repaired straight away. We would then issue a certificate for each individual lab and a report.


Descaling
Descaling instantaneous water heaters/ tea machines/ tea urns. We would remove as much loose scale as possible and then chemically descale the more stubborn build up. Units will be thoroughly flushed on completion.
Commercial Boiler Servicing
This consists of stripping apart and cleaning the boiler as per manufacturer’s instructions. Testing all safety features of the appliance. Checking gas or oil pressures, combustion and flue gas analysis and reporting on any finding in a report given to our customer.
Boiler / Plant Room Health Checks
This vital piece of annual maintenance checks all pumps and actuators for correct operation. Checking all pressurisation units and expansion vessels for correct pressure settings and pre charge pressures. Testing any gas safety interlock systems. Cleaning all ventilation grills and boiler rooms in general. Provide a in depth report giving advice and recommendations on system improvements and regulation upgrades.
Full Site Testing & Purging
Full site gas tightness testing up to 1 cubic meter. We will measure all pipe runs and calculate the size of a gas installation so we can accurately carry out a commercial gas test.
Cold Water Storage Tank Chlorinating & Testing
A drain down of all cold water storage tanks. We will clean the inside of the tank walls and the lid of the tanks to remove any dirt/scum.
The tank will then be dosed with a measured amount of chlorine and left for a period of at least 1 hour. The chlorine we be pulled through the system pipe work and taps. The tank will be neutralised to the same level as the incoming water mains and then fully flushed as well as the system pipework and taps. Water samples are taken on completion and are independently analysed by Essex and Suffolk water. We will provide tank chlorination results and a report for the buildings Legionella file once completed by the lab.
Hot Water Calorifier Descale
A drain down of any size hot water cylinders, we then will open up the inspection hatches and remove any loose scale/sludge. We then use a liquid chemical descale solution to remove any more stubborn build ups of scale. Before and after photos are taken to show the difference it has made. A report for the buildings Legionella file will follow showing any concerns we may have or recommendations for any improvements. (Many manufactures insist on this work is completed annually for warranties to be upheld).
Hot Water Calorifier Blow Down / Thermal Pasteurisation
For small or large hot water cylinders that do not have inspection hatches, the minimum we recommend annually is a blow down and thermal pasteurisation. This consists of flushing the cylinder from its lowest point (drain off) and removing any debris/scale/sludge from the base of the unit. We then increase the temperature to at least 80 degrees for a minimum period of 1 hour to complete a thermal pasteurisation. The unit is then flushed to bring the temperature back down to 60 degrees. A report for the buildings Legionella file will follow showing any concerns we may have or recommendations for any improvements.
Descale Hydroboils / Tea Urns
These units are highly recommended to be descaled on at least a yearly basis as they always have a large amount of scale build up in them which can start to cause operation faults. We remove as much loose scale as possible before using a liquid descale solution to break down the more stubborn build up. These units are then thoroughly flushed before being put back in use.
Servicing Blending/Mixing Valves
This is something that should be carried out at least yearly but some premises are now being told to complete it 6 monthly. We fully strip apart the valve cleaning any filters and non return valves. We soak the thermostatic cartridge in a descale solution and on completion we set the valve between 38 and 43 degrees. Finally the cold supply is shut off to the valve to test that it thermostatically shuts off the water supply. A report of any defects is given once completed.
Checking Point Of Use Water Heaters
We check any expansion vessels are still correctly charged. The pressure relief valves are activated proving they work and are not seized shut. We will carry out a thermal pasteurisation on the units that allow to do so. A visual check is carried out for any other defects. This work is recommended at least yearly to protect heaters from failing or splitting.
Cleaning Fan Convector Heaters
These units draw in a lot of dust, so we clean any pre filters that protect the heat exchangers. The electric motors also attract a lot of dust as do the fan impellers. These are all cleaned as are the insides of the heater casings and grills. For some units that are heavily dusted up or have blocked heat exchangers, we recommend these have a deep clean using an air compressor. We literally blast the dust/dirt out using high pressure air leaving the unit clean but more importantly allowing airflow through the heat exchanger.
